The long awaited moment has come: vacation!

Eager to travel, disconnect, “change air”, the expectation is unanimous to spend these long-awaited days in a pleasant place, which meets the expectations of travelers.

In this context, those who choose to escape hotels and rent properties for the season should take some precautions:

  1. Read the property description and check the photographs. One thing must be related to another. Be wary of photos that look “made up”, deformed or visibly edited.
  2. Contact the person responsible for the ad and question any aspects that were not clear in the description. It is recommended that this contact be made by text message or email, so that everything that was said is “recorded”.
  3. Agree in advance the terms of the lease (date and time of check in and check out), number of guests allowed, if pets are allowed, if the daily rates include available services, if the property offers bed linen and towels and maid or cook services and, finally, what is the total value of the lease and payment terms.
  4. Inquire about any cancellations prior to check-in; whether a fine is foreseen, such as the retention of the reserve value.
  5. If the property is located within a condominium, ask about the rules and use of common spaces. Make sure you have access authorization, if you need to present any document signed by the owner.
  6. Arriving at the property, if you find that something is in disagreement with the advertisement or the lease conditions, photograph, film, call the caretaker if applicable and make sure of the inconsistency.
  7. Try to leave the property in the same condition as you found it and, if there has been any damage, report it in detail and be willing to pay for the damage.
  8. In season rentals, advance and full payment may be required, in addition to some guarantee, such as the deposit. But the latter must be returned at the end of the stay, in full, if there is no damage to the property or furniture.
  9. Prefer to hire these rentals with reputable realtors and brokers, with history in the region, and 24-hour service during your stay.

ALEA Real State offers a wide range of properties available for seasonal rental, throughout the Costa Verde region, between Angra dos Reis and Paraty. Our service is comprehensive and safe. The properties are described in detail in the advertisements and the photos are accurate and up to date.
